What do I need to do to qualify for a rental property?
Most properties that we work with in San Diego use a three step qualifing process. This mean that three criteria are checked and verified. First a credit report is run. Owners are want to see that there are no bankrupcies, reposessions, many charge offs or a history of continuous late payments on your credit record. The next thing that is checked is your rental history. Owners want to see that you paid rent on time, had no or very few late payments, kept the property in good condition, did not cause problems and left the property in good condition upon move out. The third factor that owners look for is that you have enough income to pay the rent each month. The standard in San Diego is to prove a gross income (before taxes) of three times the rental amount per month. This can be a combined income of the applicants. Usually, if all three criteria are verifiable, you should qualify for the property. If you are not able to qualify by these three criteria, there are alternatives such as cosignors or extra deposit amounts. These guidelines vary from owner to owner and your special situation would have to be evaluated by one of our leasing consultants.
When should I start looking for a new home in San Diego?
You should start looking for a rental property aproximately thirty to fourty-five days in advance of your target move in date. Most properties in San Diego County work on a thirty day notice basis. This means that tenants are required to give a thirty day notice to vacate. This means that property owners know what is available now, because the units are vacant and ready to go, and they know what will be available within thirty days. Owners can speculate that properties will be available further into the future, but without actual notices to vacate, potential vacancies are not guaranteed. Be prepared that you may have to pay additional days rent to secure a vacancy if you must find a rental more than thirty days in advance. Most properties will hold a unit for up to two weeks.

An average price for a one bedroom apartment in San Diego County as a whole is between $775 and $875 per month. The average price for a two bedroom in the county is $1375 to $1475 per month. Please note that any special ameneties such as washer and dryer, garage, pets, yards etc... will generally increase the price of a rental.
